Tulfra Real Estate and The Hampshire Companies Hold Ribbon-Cutting Event for Starbucks at Park 11 in Belleville

Starbucks joins growing tenant list alongside Wawa, Extra Space Storage

BELLEVILLE, N.J., October 18, 2022 – Tulfra Real Estate and The Hampshire Companies recently held a ribbon-cutting ceremony to welcome Starbucks as the newest tenant at Park 11 in Belleville, New Jersey.

Attending the ribbon cutting were Sonny Jumani, president/CEO Tulfra Real Estate; Belleville Mayor Michael Melham, Deputy Mayor Thomas Graziano, Councilman Vincent Cozzarelli, Township Manager Anthony D. Iacono, Police Captain Anthony Abate, Fire Chief John Olivieri, Fire Department Administrative Secretary Jeanne Lombardi; representing Starbucks: Mark Frank, district manager, Lizanne Kile, store development manager and Ashley Parrish, store manager.

Held on October 4, the event featured prominent local government dignitaries and representatives from Tulfra Real Estate and Starbucks. Present at the event were Sonny Jumani, president and CEO of Tulfra Real Estate; Belleville mayor Michael Melham; Belleville deputy mayor Thomas Graziano; Councilman Vincent Cozzarelli; Starbucks district manager Mark Frank; Lizanne Kile, and several other Belleville council members.

“The opening of the Starbucks at Park 11 furthers our vision for transforming this formerly underutilized space in Belleville into an active site that benefits the community,” said Sonny Jumani, President and CEO of Tulfra Real Estate. “The new Starbucks is an excellent addition to Park 11, in a highly visible location, next to a busy intersection and swaths of residential blocks.”

Starbucks is among several retailers with long-term leases at the Park 11 location. In late 2018, Wawa signed a two-acre ground lease on the property, opening a gas station and convenience store there in 2020. Extra Space Storage also signed a 75-year ground lease, operating a 110,000-square-foot, 807-unit, four-story space at Park 11.

Park 11 is a joint venture between Tulfra Real Estate, which is the redeveloper for Belleville Township, and The Hampshire Companies. In 2015, the longtime partners acquired the then-vacant former site of Roche Diagnostics and got to work transforming it into a master-planned community hub.

Located at the intersection of Franklin Ave. and Mill St., Park 11 lies right in the heart of one of New Jersey’s most populous residential centers. The location, which is adjacent to the Clara Maass Medical Center, is a short distance from Routes 3, 17, and 21, the New Jersey Turnpike, and the Garden State Parkway. Site work on Park 11 was completed in 2020.

Park 11 ownership is actively marketing retail pads of various sizes. To learn more, visit www.park11nj.com or call (201) 587-9797.
