Tulfra Real Estate Completes Lease-up of 63,000-Square-Foot Flex Building
Two New Tenants Bring West Caldwell Asset to 100% Occupancy
West Caldwell, NJ, January 19, 2015 – With the signing of two new tenants, 8 Fairfield Crescent, a 63,000-square-foot flex building in West Caldwell, is now 100% leased reports Sonny Jumani, president and partner of Tulfra Real Estate. “This availability attracted substantial interest, and we are pleased to have been able to complete these transactions,” said Jumani, whose firm is a Rochelle Park, NJ-based industrial real estate management and development company.
The two new tenants are Regi, an Italy-based contract producer of cosmetics, which will utilize the site for distribution. The lease transaction was arranged by Andrew Stypa of the Edison, NJ office of Cushman & Wakefield.
The second tenant is Inline, which develops crises intervention products. The tenant was represented by Ken Rubin of Rubin Realty, Watchung, NJ.
Originally constructed in 1975, 8 Fairfield Crescent “has been totally refurbished, from top to bottom,” said Jumani.
Located on a 3.2-acre site offering 104 parking spaces, the location is convenient to I-80, I-287, and Route 46. The building includes a total of 10,000 square feet of office space and 53,000 square-foot of warehouse space with 20-foot clear ceilings.
“This market continues to generate considerable interest in industrial and flex space that does become available,” adds Jumani. “This offering was particularly attractive because of the recent refurbishment and the location near major highways.”
